When the materials beneath your roof tiles start to fail, replacing a few tiles may not solve the problem.
That was the situation with this property in Oswestry. The felt beneath the existing roof had become rotten. The leadwork in the valleys was cracked and allowing water through.
The decision was made to strip the existing roof and carry out a complete reroof.
This meant removing the old roofing materials so that the new roof could be built properly from underneath rather than simply replacing the visible surface.
Stripping the Old Roof
The photographs show the roof at different stages of the work.
Once the old roof covering had been removed, we supplied and fitted new insulation. New roofing felt and battens were then installed.
The felt provides an additional layer of protection beneath the tiles. The battens are the horizontal lengths of timber that the roof tiles are fixed to.
These parts of a roof are normally hidden once the job is finished, but they are an important part of the roofing system.
With the preparation completed, we could begin fitting the new tiles.
New Tiles and Valley Work
The property has several roof slopes meeting at valleys.
A roof valley is the internal angle where two sections of pitched roof meet. Rainwater naturally runs towards these areas, so the work around a valley needs to be completed carefully.
The previous leadwork in the valleys had cracked and was leaking. As part of the reroof, the new tiles were cut and fitted around the valleys to complete these sections of the roof.
The photographs taken during the job show the new felt and battens before tiling, followed by the tiles being fitted across the different roof sections.
They also show why photographs taken during roofing work can be useful. Much of the work involved in a reroof disappears from view once the final tiles are in position.
A Brand New Roof for an Oswestry Home
Once completed, the property had new insulation, felt, battens and roof tiles.
For the homeowner, the result was particularly pleasing. She told us she was very happy with the price, the quality of the finished work and how quickly the work had been carried out.
Not every problem with a pitched roof requires a complete reroof. Sometimes a localised repair is all that is necessary. However, where materials beneath the tiles have deteriorated and important areas such as the valleys are leaking, more extensive work may be required.
